A remarkable milestone has been reached with the approval of plans to create the first wave of sustainable smart homes at the Vaux site, marking a pivotal moment in the Riverside Sunderland masterplan.

This ambitious project aims to transform the heart of the city with four new neighborhoods that will house 2,500 residents. Led by Sunderland City Council in partnership with igloo Regeneration and a talented team of designers, architects, and planners, the development promises to blend cutting-edge technology with the rich history of Sunderland, creating a vibrant and forward-thinking urban space.

 What Makes These Homes Special?

The Vaux site is set to become a world-class example of sustainable living. Utilizing the latest technology and construction methods, the homes will integrate smart features designed to enhance the quality of life for residents. Beyond the houses themselves, the neighborhood will be enriched with green spaces such as orchards, allotments, and parks, providing a harmonious blend of modern living and natural beauty.

The designs, led by Proctor and Matthews Architects, aim to reflect Sunderland’s heritage while catering to modern needs. The homes will include spaces for remote working, private and shared amenities, and innovative technologies that support both convenience and eco-friendliness.

Peter Connolly, Chief Executive of igloo, highlighted the community’s positive reception of the project, stating that it represents a significant step forward for Sunderland’s goal of becoming carbon-neutral by 2040. He emphasized how the past year has highlighted the importance of sustainable living, smart technology, and the need for work-life balance, making this project particularly relevant as the world adapts to new norms.

 A New Era for Sunderland

The Riverside Sunderland masterplan is about much more than just housing. The vision includes a transformation of the city center with projects that will create new jobs, improve health services, and enhance cultural and recreational spaces. Some of the key highlights include:

A state-of-the-art library and community hub, known as the Culture House, set to become a magnet for visitors.

Modern office spaces in a new central business district, expected to generate thousands of new jobs.

Upgraded infrastructure, such as St Mary’s Boulevard, and the creation of stunning green spaces like Galley’s Gill.

As Peter McIntyre, Executive Director of City Development at Sunderland City Council, aptly noted, the Vaux development is about much more than building homes—it’s about reimagining how residents live and transforming the city center into a hub of innovation and well-being.

 Looking Ahead

Construction on the Vaux site is scheduled to begin in the summer of 2021, and the first residential neighborhood is expected to be completed by 2023, just in time for Sunderland’s Future Living Expo. This event will showcase the city’s achievements and explore innovative ways of living, cementing Sunderland’s position as a leader in sustainable urban development.
